I think interest rate will be increased soon. What's your plan to it?
Killam manages its exposure to rising interest rates by spreading out the maturity of mortgages. I¡¯ve attached a presentation that accompanied our Q1 earning conference call on Wednesday. Slide 9 shows our mortgages maturities by year. From this you can see that an increase in interest rates will impact us over a number of years rather than hitting us all at once. Only 8.4% of our mortgage debt will mature in 2010 and be exposed to higher rates. We don¡¯t have any floating rate debt.
We typically fix our mortgages for 5 years, but do also consider 10 year debt if the pricing is attractive.
With the majority of our properties not exposed to rent control Killam has the opportunity to raise rents over time.. In an environment of rising interest rates we expect to see the cost of housing increase for home owners, which would likely lead to higher rents also. We continually gage market rents to ensure that we are maximizing our cash inflow, while still maintaining healthy occupancy.
